BREAKING YOUR LEASE
As of January 01, 2026, we can no longer offer lease breaks due to legislative changes, unless required by law (see below). We cannot and will not allow exceptions to the policy. While traditional lease breaks are no longer permitted, we do allow subleasing, with management approval! Scroll to the sections below to review our subleasing process. There are a few instances in which we must allow you out of your lease, as required by law. However, even items in the ‘Yes’ category have specific requirements. If one of these items apply to you, it’s best to reach out to us directly.

HOW-TO: SUBLEASING
STEP #1
REQUEST APPROVAL & LIST YOUR UNIT
APPROVAL
Before beginning the subleasing process, you must reach out to us for approval. If you wish to sublease your unit, please email leasing@axiarentals.com. Be sure to include the date you wish to move out by in your email.
LIST YOUR UNIT
Once you’ve received confirmation from us that you’re okay to move forward, you should begin listing your unit. You will be responsible for advertising your unit to prospects online. Facebook and Craigslist are both good starting points. Facebook has some good housing groups you can join and begin posting in. Prospects that sublease from you will pay your rent rate and will remain in the unit for the remainder of your current term, unless you plan to return on a future date. You cannot sublease your unit for more than your rental rate with us is.
STEP #2
SHOW YOUR UNIT TO PROSPECTS
Once you’ve found prospects that are interested in the unit, invite them over for a showing, or conduct a Zoom/FaceTime tour if they’re not local. Prospects are more likely to rent your unit if you mention your favorite things and what you love about the property. Be sure to highlight utility, rent price, and available dates to confirm that the unit aligns with what they’re looking for.
STEP #3
HAVE PROSPECT APPLY ONLINE
After you’ve found a prospect you’d like to move forward with, have them apply through our website, axiarentals.com. Sublessee’s will rent under your name(s) on your current lease agreement; they will not receive their own lease. Sublessees also do not receive their own portal access. However, we do require that they apply so that we can have their information on file. All prospects 18+ years old must apply.
STEP #4
CREATE AN AGREEMENT
While not required, we advise that you create some sort of sublease agreement with the prospect so that they know what is expected. You should be able to find sample agreements online, or you can have ChatGPT write one for you. You will remain on the lease until the end of the term, which means that not only are you responsible for the rent, but you’re also responsible for the condition of the unit. We suggest choosing someone that you can trust, and an agreement between you and the sublessee helps outline expectations. You will need to share your portal account information with them so that they can log in and make payments, or you can collect payments from them and make them to us. Sublessees are not granted their own portal accounts.
You’re done!
Once those steps are completed, you’re good to move out, and your sublessee can move in! Keep in mind that since you’ll remain on the lease agreement, your security deposit will not be returned until after the lease term ends.
