We Make It Easy.

While we make applying for a unit easy, students and non-students have different requirements. Please select an option below to review our procedures. 

YOU HAVE A GUARANTOR: 

Simply complete an application through our website. While the application will ask for employment and financial information, unless you are employed yourself, you may leave this section blank. While we will review your credit report, don’t worry if you don’t have a credit score. The only thing you are required to attach is a scanned copy of your photo ID. Once your application has been submitted, ask your guarantor to send an email to leasing@axiarentals.com. This email should include your name, their name, and a sentence or two that states they’ll be financially responsible for you while you rent with us. We may also contact rental references to ensure you are a good fit for our property.

 

YOU DO NOT HAVE A GUARANTOR:

Please be sure to include current employment information when completing the application through our website. Be sure to attach recent pay stubs, an offer letter, tax documents, etc. to show your income. If your monthly pre-tax income does not meet or exceed 2x the rental amount, we may ask for a co-signer or a double security deposit. We will also use your credit score and contact rental references. 

INCOME: 

When applying, make sure to include your most recent financial documents to show that your monthly pre-tax income meets of exceeds 2x the rental amount. If your income does not meet this threshold, we may ask for a co-signer and/or double security deposit. Examples of acceptable financial documents are:

  • Recent pay stubs
  • Offer letter showing start date and income level
  • Previous years tax return
  • Bank statement showing a significant balance
  • Screenshots of bank apps to show consistent deposits

CREDIT:

While we like to see credit scores at 630 or above, we will review your full credit report to determine how to move forward. As we are not a credit reporting agency, we are unable to share any information from your credit report with you. If your credit score does not align with what we’re looking for, we may require a co-signer and/or a double security deposit. 

If you receive housing assistance, your credit score will not be considered. 

Portable Screening Report: Pursuant to Colorado law you have the right to provide a Portable Screening Report as defined in section 38-12-902(2.5) Colorado Revised Statutes, and if you do so we are not permitted to charge you an application fee or a fee for us to access the Portable Screening Report.
