Do I Need A Cosigner?
STUDENTS:
If your parent/guardian provides financial support while you are in school, they will become your guarantor. We ask that they send an email to leasing@axiarentals.com upon submission of the resident’s application. This email must come from the guarantor’s email address and must include the student’s full name, prospective address, and they must state that they will be financially responsible for the individual. *Guarantors do not need to submit an application.
NON-STUDENTS:
If your monthly gross income does not meet our requirements, we may require a guarantor and/or an increased security deposit. Attach your financial documentation as requested, and we will reach out if we require any additional steps or a guarantor.
*Some properties may require the guarantor to submit a separate application to be considered. Should this be the case, we will request one.
What Are The Income Requirements?
INCOME:
To be considered, you must have a monthly gross (pre-tax) income of 2x the monthly rent. If your income is not sufficient, we may require a guarantor and/or increased security deposit.
How Much Does the Application Cost?
CREDIT:
Credit score acceptance is largely dependent on situation, though we prefer scores at 630 or above. Many students do not have credit scores, so we will require a guarantor. We may require a double security deposit and/or a co-signer if your credit is below this threshold.
How Long Before I Find Out If I Was Approved?
The time it takes to process your application is dependent upon a couple of things. If you have previous landlords, we request rental references to better help us determine approval. Sometimes rental references can come back in as little as ten minutes and sometimes they take a few days. If you have a guarantor, the time it takes to completely process your application is dependent upon how quickly we receive communication from them.
To help speed up the process, ensure you have all necessary documents attached when applying. Be sure to check your email frequently, as we may communicate with you should we have any questions or concerns about your application.
What Happens When I Get Approved?
You will receive a communication sent to the email you provided on your application. This email will include a link that takes you to your tenant portal. Once your account is set up, you will be able to read and sign your lease, all online!
Your portal will allow you to pay rent, schedule payments, request maintenance, etc. If you have any questions about your tenant portal or the post-approval process, please send an email to leasing@axiarentals.com with your questions.
When Is The Security Deposit Due?
All payments must be made through the tenant portal. The tenant portal accepts most major debit/credit cards, or you can pay with a bank routing and account number. Payment processing fees are different for each form of payment, so be sure to read the prompts during the payment process.

Portable Screening Report: Pursuant to Colorado law you have the right to provide a Portable Screening Report as defined in section 38-12-902(2.5) Colorado Revised Statutes, and if you do so we are not permitted to charge you an application fee or a fee for us to access the Portable Screening Report.
